Platform User Guide
Welcome to DealsEngine. This guide maps out the core features of your dashboard and how to navigate the marketplace.
1. The Dashboard
Your central command center. Upon logging in, you will see an overview of your active deals, saved properties, and tasks.
Key Metrics: Track your "Deals in Pipeline," "Total Potential Profit," and "Offers Sent" at a glance.
2. The Marketplace
Where the magic happens. We aggregate off-market deals from wholesalers across the country.
Filtering: Use the advanced filters to sort by ARV, % of ARV, Location, and Property Type.
Map View: Toggle between list and map views to find properties in specific neighborhoods.

3. Property Detail Pages
Click on any property to dive deep.
- Financials: View the calculated spread, estimated rehab costs, and ROI.
- AI Analysis: Read the automated SWOT analysis and deal verdict.
- Photos: View high-res images to assess condition.
4. Offers & Communication
Ready to buy? You don't need to leave the platform.
Make an Offer: Click the "Make Offer" button to send a Letter of Intent (LOI) directly to the wholesaler.
Chat: Use the built-in messenger to ask questions, negotiate terms, and coordinate closing.

5. Account Settings
Manage your profile and preferences.
Profile: Update your contact info and investor bio.
Buy Box: Configure your investment criteria to receive automated alerts when matching properties are listed.
Role Switching: Toggle between "Investor" and "Wholesaler" views if you participate in both sides of the market.
